As prime consultant to the owner, JPA led the design team for A/E improvements for this major phased-while-occupied modernization of this 700,000-SF US Senate Office Building. In addition to housing the offices of 13 Senators and their support staff, 16 Senate committee hearing rooms, and a 340-seat auditorium, many Senate-wide support functions are located in the building with amenities which include a cafeteria with food preparation kitchen, two dining halls to seat 1,000 persons, and a souvenir shop. This project marked the building’s first significant upgrade and infrastructure replacement since its construction in 1958. JPA was responsible for initial facility and systems assessment, planning and programming, and major A/E and MEP/FP design upgrades and replacement, including for the HVAC system with VAV temperature control zoning system; life safety enhancements, including new fire and sprinkler system; ducted return air system; replacement of 16 AHUs; controls; electrical distribution; lighting/controls, security/telecom ; and building infrastructure improving operations, flexibility, and energy efficiency.
