302-308 Sentinel Drive/Cedar Knolls, National Business Park

These four Class-A office buildings –302, 304, 306 and 308 Sentinel Drive– are part of the Cedar Knolls section in the National Business Park. They were designed to support Department of Defense BRAC-driven demand with specialized information technology tenant requirements. The first three buildings are LEED Silver certified, and the final building is LEED Gold certified. Each building is five stories and 165,000-SF, and each was constructed as a shell for $13M. JPA designed the shell HVAC, plumbing, fire protection, and electrical infrastructure for the four buildings, along with finished lobby and core functions. Horizontal supply air duct mains up to and including VAV terminal units were provided for future fit-out of tenant spaces.
The HVAC systems in buildings 302, 304 and 306 consist of multiple compressurized, water cooled, variable air volume (VAV) air handling units. The HVAC system in building 308 differs due to a change in the owner’s preferred system type, and consists of rooftop VAV air handling units with direct expansion cooling. A VAV outside air delivery system coupled with carbon dioxide sensors delivers the proper amount of outside air to each floor, while minimizing the energy required to condition the outside air. A variable speed condenser water pumping system with waterside economizer serves the water-cooled, self-contained units that condition each floor.
Electrical design included building exterior and site lighting, emergency power, data/telecom distribution, and fire alarm system. To help qualify for LEED certification, separate metering devices were designed to monitor the use of lighting, electric heating, air handling units, and mechanical equipment.
