AOL/Millennial Media Office Renovation

American Can Company Building: Baltimore, MD

The 3rd floor of the iconic American Can Company building in Baltimore’s historic Canton district consisted of ± 50,000-SF formerly used for light manufacturing. JPA provided MEP design for a two-phased renovation project in a portion of this building and adjacent facilities.

Phase 1 included conversion of the third floor area into high-end office and conference tenant space. A complete MEP system upgrade was performed for this floor level, along with considerable architectural floor plan revisions. Packaged rooftop air handling units with direct expansion cooling and gas-fired heating were designed for space conditioning of the general public spaces. Due to spatial limitations, variable refrigerant flow (VRF) systems were provided for space conditioning within the offices and conference rooms located below the mezzanine level. Electrical power upgrades and power distribution and lighting were designed to support the proposed mechanical system upgrades and architectural floor plan revisions.

Phase 2 included design for the future conversion of approximately 14,000-SF of office and restaurant space within the adjacent Boiler House and Annex buildings into office/conference space and meeting space. JPA’s preliminary MEP design included new water source heat pumps served by the existing building condenser water system. The system’s existing cooling towers were designed to be replaced/ upgraded as part of the project’s scope. Similar to phase 1, electrical power upgrades and power distribution and lighting were designed to support the proposed mechanical system upgrades and architectural floor plan revisions. Construction for Phase 2 was truncated as a result of the tenant’s acquisition by a global firm.
